Connecticut Real Estate Market Update


Today I wanted to share with you some exciting things that have been happening in the Connecticut real estate market.

  • We're seeing great movement in homes priced under $450K and also a solid increase in homes worth $700K or more.
  • As you can see, the gap between $450K-$700K has been struggling lately, and I have a few theories why this is happening.
    • Relocation buyers- Their numbers are increasing, but they still aren't making up a huge percentage of our market.
    • Move-up Buyers- I think the absence of move-up buyers is the biggest contributing factor to this gap. These buyers usually account for a large amount of traffic in this price range at this time of year.
One reason is that their homes might have been devalued, and home owners find themselves underwater on their mortgage right now.
I don't believe we're in for a long-term struggle, but I do think that in the next 3-6 months there will be some adjustments that need to be made.
