In life, the age-old adage that “timing is everything” rings true. In real estate, I like to say this saying is almost true. In other words, timing can be important, but it’s not all that matters.
When one of
my clients decides to sell a home, he or she usually wants to sell it
immediately and be done with it. But sellers also struggle with this question:
“Do I want to put my home on the market now, or do I wait until the hot time of
the year in the spring to list it?”
Statistically,
yes, spring is the most-active time for real estate sales. There are more home
closings in the spring than any other time of year. But in the spring, there
might be 20 to 25 homes competing for a finite number of buyers. In the winter,
however, there might only be five or six homes like yours on the market.
It might
seem counter-intuitive, but placing your home on the market when there are few
competing homes drives up demand because of the
smaller supply.
