Looking at the Buyer's Perspective

Today I want to talk more about the buyer perspective and what they're experiencing in our market. A lot of buyers in our market are the $200,000 to $600,000 price range and they are struggling because there is not much inventory. So what can you do as a buyer to capture the homes in this price range when they come on the market? The most important thing is communication.

Just as buyers should be in clear communication with their agent, their agent should also be reaching out to other area Realtors. Buyer's agents need to have a direct line of contact with these other Realtors, because they might be aware of listings that haven't yet hit the market. And when a buyer's agent uncovers these opportunities, it means their clients can submit an offer on a property from the first day it's listed.

As buyers miss out on quick-selling homes because their bids were too low, they learn where the value lies. If you priced your home correctly, as soon as it hits the market in the corresponding price range, it should have no issue selling. Buyers can recognize an overpriced listing, so be sure to price it appropriately the first time. On the flip side, as a listing agent, make sure you are calling those buyer's agents out there. Make sure you are communicating and telling them to line up their buyers because something is coming on the market.
