Should You Consider Flipping Homes?

Today we want to talk to you about flipping homes. I have several clients out there who are asking about flipping homes and buying investment properties. There is a tremendous opportunity our there for this kind of work, but there are a few cautionary tales you should be aware of.

First off, you need to be very wary of the great deal. There is a tremendous amount of competition out there for short sales, foreclosures, and undervalued properties. You have got to be prepared to come in quick, with cash, potentially waive your inspections, and close in 2 weeks to 30 days.

You should also make sure you have the necessary skills to succeed in this type of work. My best home flippers are the ones who can swing their own hammer, not the ones who hire contractors to do the work for them. The margin of profit shrinks significantly when they have to pay other people to do the work for them.

Flipping homes is not for everybody. It might look like a sexy or easy job by looking at shows on TV, but it's not. At the end of the day, it requires a lot of hard work, with a little bit of luck and a whole lot of skill. So, make sure you align yourself with the right team and the right people who can move quickly and have access to all the right properties to make you some money.
