The Three Best Upgrades for Increasing Your Home’s Value

Many of our clients ask us how to increase the value of their homes. The key is renovations – and renovating the right parts of your home.

In today’s market, that means three things: the kitchen, bathroom and landscaping.

My wife and I just bought another home. We are in the process of gutting the kitchen, one of the bathrooms, the half-bathroom, redoing the floors, painting, and making a few other fixes around the house. As we tackle these renovations, we always cast an eye toward what will add value to the property to increase its value.

In the kitchen, we have a great open space – a perfect opportunity to create a floor plan that didn’t exist before. We are designing it for our likes and preferences as well as what will appeal to the mass market.

With the bathrooms, it’s the same philosophy: clean and crisp, with beautiful white subway tile floors and a large vanity with a granite top. These are improvements my family will enjoy and will appeal to the next family if we decide to sell.

Outstanding landscaping is important. When a potential home buyer pulls up to the curb, you want them to say, “Wow, this place looks great!” They often think if the landscaping looks great, the inside must be dynamite.
